The West Virginia Black Dog Ranch consists of 3 rental units located on two hundred pristine acres conveniently located at Windmill Gap in southern West Virginia. The Bailey House is a 3-bedroom farmhouse. Kate's Place is a large, modern 2 -bedroom mobile home with an added sunroom. Ted’s Place is a newly renovated 2-bedroom mobile home. These three units are within 100 yards of each other. Please refer to the web page for pictures and lists of the many amenities.

All rentals with the exception of those beginning on Sunday begin at 2:00 P.M. and end at 9:00 A.M. unless otherwise noted or other arrangements have been made. Sunday rentals begin at 5 P.M. Early check in may be available.

RATES DO NOT INCLUDE APPLICABLE SALES AND LODGING TAXES.

Rental rates subject to change without notice.

Absolutely NO ATV riding on property. This will result in immediate eviction with loss of rental fee. There are more than 100 miles of trails available to ride. Due to insurance reasons there can be NO ATV riding on the farm.

No pets allowed.

A 50% deposit must be received (either check or credit card) within 1 week of placing the reservation.

All cancellations made within 8 weeks of arrival are subject to forfeiture of deposit. Reservations outside of 8 weeks subject to a $50 cancellation fee.

All rentals require a security deposit or credit card number.

No parties are allowed. Parties will result in forfeiture of rental fee and eviction.

No more than six adults are permitted per unit. Groups greater than six will be evicted with no refund.

The Black Dog Ranch is not responsible for any accidents, lost, damaged, or stolen property.
